Choosing an agent can be a confusing process. $100,000 may seem like a very specific figure, and for good reason – it’s what listing with other agents would’ve cost our client Neil when he sold his home!

Let’s look at the reasons why listing your house with the wrong agent could cost you money.

Choosing an agent: Four key indicators that an agent isn’t the right fit to sell your home:

  • When they are either too pushy or not pushy enough

A real estate agent must be able to negotiate for you and promote your property, without overstepping boundaries and putting off potential buyers.

  • Not tech-savvy

If your agent doesn’t have a social media presence or even a decent website, this isn’t a good sign. Most buyers house-hunt online, and so real estate agents need to be utilising the internet to ensure that your home is set above the rest of the competition.

  • Doesn’t give you tips or hints on how to improve your home for sale

We’re not talking about calling in the Selling Houses Australia team every time a property is going to be listed, but a good agent will want to see your house sold for the best price and should have ideas about how to increase your chances of getting that price. Whether it’s as simple as painting a few walls or putting in air-conditioning, your agent should be helping you make your house as desirable as possible.

  • Not enough experience in the area

We must choose an agent with a significant amount of experience in the local area. Choosing an out-of-area agent can be harmful as they may not have up to date experience with buying trends in your area.

It is best to ask your potential agent about their experience in your area.
